Description

Quiet but not isolated, Casale Orsetta forms part of an authentic Tuscan borgo (hamlet) that includes the original 18th Century manor house and agricultural outbuildings. The house is surrounded by olive trees and from the pool area there are wonderful views, with the nearby town of Manciano on the hill and and even the sea in the distance..

Spread over two floors, the house is full of character. It has been sympathetically modernised, retaining wonderful wooden beamed ceilings and weathered terracotta floors throughout. On the ground floor, large glazed doors lead from the garden directly into a comfy open plan family living area with large extendable dining table. The adjoining brand new kitchen has a central island and all mod cons. A useful pantry leads off the kitchen to a side door opening onto the garden, where steps lead up to a shady pergola ideal for al fresco dining and sunset sundowners. Separated from the main downstairs living area by a corridor, there is a spacious double bedroom opening onto the garden plus a twin bunk bedroom suitable for children (a third single bed is available if required). Adjoining the two bedrooms is a full WC/shower room plus a utility room with further WC. Around the corner is another shower area accessible from both inside and outside the house – ideal when there are many guests staying, and practical for rinsing off sand after beach trips.

A spiral staircase leads to the upper floor, which is also accessible via external stone steps. The stair landing was originally the main kitchen of the house and the characterful bread oven has remained. A large sitting room with original fireplace, high ceilings and several comfy sofas is ideal for relaxing with a glass of local wine and a good book. Three further good-sized bedrooms (2 doubles and 1 double/ twin) share a spacious family bathroom.

Outside the gardens have been recently planted creating both open and shaded areas between the house and the fabulous pool. Surrounded by olive trees, terracotta paving and sunbeds, the large pool terrace boasts vistas to the Maremma Nature Reserve and Mediterranean sea beyond - on a clear day you may be able to spot the tiny island of Montecristo. The great position of Casale Orsetta enables both sunsets and sunrises to be enjoyed and the dark night-sky has been noted as one of the best in the region for stargazing.

Stunning coast is easily accessible at Capalbio and Argentario (great for boat trips), while nearby Saturnia boasts a world-famous natural spa and golf. With Etruscan ruins, local wineries and beautiful towns such as Pitigliano, Sorano and Sovana in the vicinity, plus easy day trips to Civita di Bagnoreggio, Lake Bolsena, Orvieto and even Rome, Casale Orsetta may just be the perfect place for some serious Tuscan rest, relaxation and Italian culture.

The owners have also paid great attention to their impact on the environment. Solar panels, heat pump, roof insulation and EV charging point are all installed. Also the garden has been planted with drought resistant plants as much as possible.

Please note: due to the uneven floors, paths and spiral staircase, this property is not suitable for very young children or anyone with walking/mobility issues.
