Fattoria Santa Vittoria is located high on the hills of Valdichiana and surrounded by the estate’s very own vineyards – a perfect setting that enables you to visit the nearby town of Pozzo della Chiana and also taste some of the delicious, award-winning wine produced here at Santa Vittoria. The 18th Century farmhouse has been beautifully converted by the local Niccolai family who will ensure that you have a wonderful stay in this stunning part of Tuscany.
The old farmhouse has been transformed into 5 very comfortable apartments which are located in the middle of the vineyards – the location could truly not be bettered! All of the original character has been kept and the apartments are furnished in a pretty country style in keeping with the period of the building. Each apartment has a separate area in the grounds with lawns that sweep down the hillside towards the inviting pool area. There are vines as far as the eye can see laid out in beautiful rows and can do nothing but tempt you to try the wine.
Located on the ground floor, the entrance takes you directly in to a lovely, bright lounge/dining area (with sofa bed), along with a small kitchenette, one double bedroom and a shower room.

A ground floor apartment with entry into the lounge/dining room (with sofa bed). A couple of steps lead to a fully equipped kitchen with oven. There is one twin room, a shower room, which is adapted for disabled use, and one double bedroom with an en-suite shower room.
Stone steps lead up the outside of the building to this first-floor apartment. Entry takes you into the open plan lounge/dining area with television and there is a fully equipped kitchen with oven and dishwasher. There are three twin/double bedrooms, one with en-suite shower room and a further shared bathroom with bathtub.
A ground floor apartment at the rear of the building and offers a little more privacy than the other apartments. Entry is into the lounge/dining area (with double sofa bed) and there is a small kitchenette with an oven plus one twin/double bedroom with en-suite shower room and second twin/double with a separate shower room.
There is a super communal area which is home to a great library and huge dining table which is accessed from the front of the farmhouse along with a fully equipped kitchen for the use of guests. This is perfect if you are part of a group of family and friends and want to eat together inside.
Dinner is available upon request and is served in a beautiful dining area at the rear of the farmhouse. The Niccolai family are always happy to offer wine tastings to couples and groups alike – with such an acclaimed name, we suggest that you do not miss out on trying some of super wines made on the estate.
Ivy-clad walls, sunflowers, rolling hills, olive and wine groves plus brilliant blue skies all add to the fabulous Tuscan experience here at Fattoria Santa Vittoria.
