This fabulous, traditional stone Tuscan villa sits in splendid isolation high in the hills above Monterchi looking out over the Tiber Valley on the border between Tuscany and Umbria. It’s 8km from Monterchi of which 4km consists of ‘white road’ leading up to the villa. The road to the property is in excellent condition and is lined with olive groves, chestnut woods and fruit trees.
The impressive villa is situated in 15 hectares of land all of which is fenced and offers complete privacy. The villa was fully refurbished in 2002 to a very high standard. It offers comfort and lots of space both internally and externally.
Entry is into a spacious hallway with a large open staircase leading up to the first floor. Off the entry hall is a large kitchen with everything the modern cook might require, including a double oven, 6 burner hob, fridge (with ice dispenser), freezer, dishwasher and microwave. There is a door from the kitchen leading out to a side terrace which is furnished with a dining table – close to this area is a pretty pond with a small waterfall. From the kitchen there is a utility room which houses a small bathroom, laundry and pantry. Steps lead down from the kitchen into a dining room and then on to a second large lounge which has three sets of doors leading out onto the covered terrace. The terrace offers a beautiful view of the surrounding countryside and looks over the pool area. To the left of the main entrance hall is a more formal dining room.
On the ground floor there is also a pretty twin bedroom with an en-suite shower. This room has a door leading directly out into the gardens.
Taking the stairs up to the first floor you’ll find a small lounge area leading through to a large double bedroom with en-suite bathroom (bath and separate shower). There are two additional, spacious double/twin bedrooms on the first floor both with en-suite bathrooms with showers and separate baths. Please note - one of the double/twin bedrooms does not have air-conditioning.
A second flight of stairs leads to a self-contained apartment which has two bedrooms, one double and one twin (both of which are en-suite) and an open plan kitchen, dining and lounge area. The kitchen is well equipped with oven, gas hob, fridge/freezer and dishwasher. The apartment is fully air-conditioned.
Outside, the covered terrace has a large dining table so you can sit and admire the view while enjoying your supper or simply relax on one of the loungers with a good book and a glass of chilled wine. The pool is a few metres from the house offering the same beautiful views and there is a pool house where you can store additional drinks and snacks saving the few metres walk back to the villa.
