Villa Silvana is a beautiful 4 bedroom villa, with its own large, private pool. It is located in the wonderful hills in the tranquil Umbrian countryside, very close to the Tuscan border.

It’s the perfect base for exploring both regions, with Assisi, Perugia, Florence, Gubbio, Arezzo and many other towns all within easy reach. All amenities can be found in the local town of Umbertide, a thriving market town with an historic centre, just 4 kilometres away.

The house is made from three adjoining barns and tobacco towers, now interlinked. Some of the walls date back over 500 years when the building was a watch tower. The interior designer owner, who converted it for his own use, kept many of the traditional features such as the chestnut beamed ceilings, terracotta floors and tobacco oven, while introducing all modern comforts.

The four bedrooms (two are en-suite) are bright and airy and have views over the gardens and surrounding countryside. The master bedroom is very spacious, with tall ceilings and windows on three sides. You have views both over the garden and pool and over the countryside. The bed is Queen size and there is a walk-in wardrobe and a large chest for clothing. The tiled, modern ensuite bathroom has a shower, sink and WC. The second bedroom has a large double bed. There are windows on two sides, with views over the garden from one, and over the surrounding countryside from the other. There is a walk-in wardrobe and a large chest for clothing. The tiled, modern ensuite bathroom has a shower, sink and WC. The third bedroom has a double bed, antique wardrobe and chest of drawers. It has views over the surrounding fields. The twin bedroom has views over the surrounding fields. There is an antique wardrobe and more modern sideboard for plenty of storage. The third and fourth bedroom share a large bathroom with bath/shower in.

The living room has two large sofas, plus other seating, mainly arranged around a log burning stove. There is a DVD player and an amplifier so you can connect your iPod to. There is a large array of books, to which you are welcome to help yourselves. There is a mixture of modern and antique furniture. There are windows on two sides and french windows which go out onto a large terrace and garden.

The fully-equipped kitchen, with solid wood units, Miele oven, Bosch dishwasher etc., means keen cooks can make the most of the local produce. There is a large dining room but in the summer months, you will probably be eating every meal on one of the two terraces. The garden has many different areas for enjoying the sun or shade, while the large, private pool is set in landscaped gardens. For the smaller members of the family cots and high chairs are available.

A large, distinctive, private swimming pool with travertine paving is set on a terrace and has breathtaking views. It is ‘L-shaped’ and 12 x 12 metres at its maximum. There are internal steps and a shallow end of the pool for young children. It is on a large terrace above the house, overlooking two valleys.

The location in Umbria, near the Tuscan border, means you can enjoy the delights of both these regions. Assisi, Perugia, Gubbio, Florence, Siena and many more famous towns are all close by. The more active can take a trip to the beaches of Lake Trasimeno, canoe on the River Tiber, play a round of golf, or go for a walk in the surrounding hills. Several supermarkets, banks, internet cafes, and many restaurants, pizzerias and cafes are available in our local town, 4 kilometres away. There is also an excellent shopping outlet on the way to Siena if you like to combine your culture with retail therapy.

From the historic joys of Florence and Assisi, to the delights of our local towns Umbertide, Perugia and Citta Di Castello, there is much to see and do.
