A beautiful Umbrian family villa overlooking the valley and the stunning medieval town of Todi, one of Umbria’s most famous and beautiful hill-top towns.

Villa Martana is in a spectacular position overlooking the valley and the medieval town of Todi, one of Umbria’s most beautiful hill towns, even recently described as one of the most liveable towns in the world. Todi is perched high up in the hills with spectacular views in every direction. The villa has a secluded location but is only 1km away from the nearest village of Grutti which has a pizzeria. The surrounding landscape provides the perfect backdrop to an evening meal under the stars or an alfresco lunch.
Villa Martana dates back to the 17th century and was tastefully restored a few years ago by the owners who are architects and have a real passion for fine arts. Some of the works of art of their collection are inside the villa. The property is comprised of a main large farmhouse on 3 levels and a nearby cottage converted in private apartment which can accommodate 2 people.
The ground floor features a spacious and bright living room with fireplace, with large French doors and directly access the garden. Unlike most of the farmhouses in Umbria and Tuscany, which have many walls and corridors, here the architect has designed an open and fluid space between the living room, the dining room and the kitchen. This floor has a toilet room and each room has direct access to the scenic veranda overlooking Todi and the garden with pool.
From the ground floor, via a staircase, one reaches the lower level that has a direct access to the pool area of the garden. On this level, there is a gym and a service bathroom.
The sleeping area is on the first floor. It is composed of two double bedrooms with en-suite bathrooms (bathtub), a twin bedroom and a double bedroom with shared bathroom (shower). One of the double bedrooms, the red one, has a sofa that can be converted into a single bed.
Connected to the main house through a porch, there is the lovely cottage which is composed of a living room with fireplace, a double bedroom and a bathroom with shower. The outside private pergola is a perfect place to relax, read a book or have a meal. The guest house can be rented at an extra cost. The village of Grutti has a local pizzeria and the next village of San Terenziano is 1.5 kilometres away and has a bar, grocery stores and places to eat.
The large garden has multiple sitting/lounging areas to enjoy dining alfresco or just to take in the view and spectacular sunsets. Particular care has been taken in the creation of the outdoor spaces. Starting from the entrance gate, a beautiful drive bordered by hedges leads up to the villa. Secular oaks, olive trees, flowers and numerous lavender bushes encompass the well-kept lawn and garden, extending all the way to the panoramic pool, which is set in a discreet location next to the farmhouse, overlooking the valley.
The country house has many sitting/lounging area, the best one is the veranda overlooking Todi, equipped with wrought iron armchairs and tables, the heart of the whole house, ideal meeting place for our guests. The irregularly shaped pool is large and ideally positioned to make the most of the gardens and views.
Villa Martana is a great addition to our Umbria programme and provides a very stylish and comfortable villa to enjoy and from where to explore the many cultural, artistic and natural wonders that makeup Umbria.

We have used Essentially Italy in the past and knew their quality. This particular property was even more fabulous than the pictures. Absolutely 5 star. Also the ‘house manager’ was incredibly helpful and great fun. Received a terrific ‘little pamphlet’ about a month out describing the region, highlighting various areas that are quite popular. List of tours, private chefs available, private cars and other helpful notes. Also some terrific travelling tips and driving reminders. We have used many companies over the years to rent homes, some you hold your breath. I never gave a second thought as to is this property going to be what we were expecting, will there be any issues because Essentially Italy is a legitimate business, not a someone trying to put together some properties in their spare time or a shoe string operation. High touch!
