This beautiful and elegant villa, with thick stone walls, has been recently refurbished with quality furnishings and fittings, making it the perfect retreat for both family gatherings and groups of friends. The villa has been aptly named after the presence of a couple of hawks who sometimes can be spotted on quiet days high in the sky over the park.

Set in the heart of the glorious Umbrian countryside Villa del Falco is easy to spot with its’ medieval watch tower, now protected for the historical value. Splendid views can be enjoyed that stretch across the gentle hills to Todi with bell towers and the huge dome of the main church peeking out on the horizon.
Villa del Falco is a very spacious property and has been furnished in soft cream and shades of red which compliment perfectly the polished wooden furniture, the beamed ceilings and the wonderful, tiled floors.
The villa is set out over 3 floors:
Ground level is home to a large living room with stone arches, a big fireplace and comfy sofas. A reading area leads to the amazing dining room with a stone barrel vaulted ceiling. Naturally cool even in the hottest months of the year, this room was originally the stables for the estate. A large and functional kitchen opens out to the terrace and there is also a WC plus an interesting hobby room with ping-pong table, table football, exercise machine and a bathroom with hydromassage tub/shower.
The first floor is reached by a staircase that leads to is a spacious study with bathroom along with the sleeping area consisting of 4 bedrooms (twin bedroom that cannot be made up as a double plus en-suite shower room, a single bedroom plus en-suite shower room, a spacious double bedroom plus en-suite bathroom with jacuzzi/shower and a twin bedroom with extra single bed plus en-suite shower room). All the bedrooms have ceiling fans.
A wooden staircase (15 steps) takes you to the second floor in the tower where there is a super twin/double bedroom plus en-suite shower room and amazing views across the countryside.
Another 13 steps lead to the third floor and here there is the best twin/double bedroom in the villa with an en-suite jacuzzi tub bathroom.
A small apartment is found on the ground floor separate from the main villa – here there is an open plan bedroom with double bed, library, sofa bed, dining table, kitchenette and shower room.
The fabulously kept garden is surrounded by some impressive trees, flowers, fruit and olive groves, rows of grape vines and lawns. The owners of Villa del Falco produce olive oil and wine so the vegetation is rich and depending on the time of year, guests may be able to taste some of the home-made produce. There are various terraces to enjoy and a large dining area sits under a shady porch in front of the shimmering pool with a dining table that can sit up to 15 guests, deckchairs, sun loungers and a great barbeque. The dining area can be enclosed with glass doors for the colder months of the year.
The generous pool sits majestically in front of Villa del Falco with roman steps and a selection of sun loungers, umbrellas plus an outside shower. From the pool area guests may enjoy the glorious views of the old historic town of Todi – pretty much perfection in our estimations!
For the more energetic of guests, located just a few steps from the pool, there is a private tennis court that completes this fantastic property.
