It is not often a villa astounds us but Vila Nemini is truly stunning. The architect owners have created, both internally and externally, an oasis of calm and sustainability. The chemical-free pool is cleaned by a reedbed pond which filters the water into the super private pool below the house.
The owners have taken meticulous care when restructuring this villa. From the pool, cork panels adorning the walls to the ingenious air conditioning system this house has been built with sustainability, comfort and the surrounding environment in mind. Throughout the villa a minimalist approach has been taken but no corner has been cut to ensure that you have everything you could possibly require. The kitchen is one of the best equipped we have ever seen (Bulthaup kitchen, Gaggenau appliances, Thonet chairs and armchairs).
The house is spread over 3 levels. The central body is accessed through the living room, which with 5 steps leads to the open space kitchen where it is a real pleasure to cook while enjoying a wonderful panoramic view of the sea. The kitchen space is completed by a large terrace. You then enter the first floor, through the staircase, where there is the master double bedroom, with en suite bathroom, and a fantastic panoramic terrace. In this room it is possible to add a single bed, in case of children who need to be with their parents.
On the ground floor, next to the main body but with an independent entrance, there is the second double bedroom with private bathroom, also with a panoramic sea view and direct access to the lawn. The third double bedroom with private bathroom is located in the lower level of the property, complete with a quiet outdoor area with armchairs to enjoy moments of relaxation and reading, has double access, both from the outside and via a staircase located just at the outside the main entrance.
The views from the terraces are stunning with sea views and open countryside. The town of Sampieri and beaches are only about 2kms away. Villa Nemini will be a real hit with those people seeking an oasis of calm and a place to fully unwind. The owners have even added a room specifically designed for massages and we can organise for a local masseur to come to the villa.

Wow. An amazing villa with a fabulous view. The attention to detail blew us away. The pool is special and the house offers the perfect place to unwind and relax. I thoroughly recommend a stay here if you can. Book early I'd say. (May 2022)
